What absence/continuity rules affect accumulation of the qualifying residence period?

Previous settlement must have lapsed by law after a continuous absence of more than 2 years (Immigration (Leave to Enter and Remain) Order 2000), more than 5 years for EU Settlement Scheme settlement, or more than 4 years for EUSS settlement as a Swiss national or family member of one. Settlement does not lapse for a person abroad accompanying a partner or parent who is a member of HM Forces or a Crown Servant.

What other major conditions apply, how is the status obtained, and what renewal, document-validity, retention or loss rules matter?

Applicants apply online from outside the UK on form UKA/ROA/RR (or the Windrush Scheme overseas form, with no fee), with biometrics and a passport, and must obtain entry clearance before arriving (TB certificate where required). The decision maker must be satisfied the applicant genuinely intends to return to settle and has maintained strong ties to the UK; the applicant must not have received public funds towards leaving (unless under Windrush). Partners and children cannot join on this route. Refusal can be challenged by Administrative Review. The official source does not state retention or loss rules after the new grant.
