What investment option or options qualify?

The LTR Wealthy Global Citizen category qualifies on investment held in Thailand in the applicant's own name. Under BOI Announcement No. Por. 3/2568 the applicant must invest or hold ownership, before the date of application, in one or several of: Thai Government bonds issued by the Ministry of Finance with at least five years remaining to maturity; direct investment in a private or public limited company, or investment in a venture capital company or private equity trust company registered with the Securities and Exchange Commission or certified by the relevant authorities; or property. The BOI adds that freehold condominiums, buildings or houses in the applicant's name count, and that leasehold property counts only with at least 10 years of lease remaining.

What official minimum amount, tier or threshold applies to each relevant option?

Two separate thresholds apply and they are not the same money. The investment in Thailand must be at least USD 500,000 in the applicant's name. Separately, the applicant must show financial status including domestic and foreign assets with a total appraised value of at least USD 1 million as of the date of application, and the BOI confirms the Thailand investment may be counted towards that global total. The 50,000 baht payable on approval is the visa issuance fee, not investment capital, and application and processing are free of charge.

How long must the investment be maintained and what continuing ownership, investment or physical-presence conditions are important?

The investment must already exist before the application: the BOI states that the qualifying investments must have been made before applying, and that additional investment after approval does not satisfy the requirement. Thai Government bonds must have at least five years remaining to maturity as of the date of application, and a leasehold property interest must have at least 10 years of lease remaining. The announcement sets no physical-presence condition and does not state whether the investment must be retained after approval.

Dependants of an LTR visa holder may obtain LTR dependent visas. The announcement defines them as the legitimate spouse, parents, and children under 20 years old or legal dependents of the primary LTR Visa holder. Each dependant needs health insurance covering medical expenses in Thailand of at least USD 50,000 for at least 10 months, or social security benefits, or additional deposits of at least USD 25,000 per person held for at least 12 months. The BOI states that the Wealthy Global Citizens category is among the LTR types that can apply for a work permit, and that an unmarried partner cannot be a dependant because the spouse must be legally married.

Neither source states a permanent-residence or citizenship route, and neither says what happens to the investment when the status ends.
