What investment option or options qualify?

At least EUR 300,000 in one of four categories: (A) a new house or apartment bought from a development company as a first sale, worth at least EUR 300,000 plus VAT; (B) other real estate such as offices, shops or hotels, worth EUR 300,000 in total, which may be a resale; (C) EUR 300,000 in the share capital of a new or existing Cyprus company that operates in Cyprus with a physical presence and employs at least five people; (D) EUR 300,000 in units of a Cyprus collective investment organisation (forms of AIF, AIFLNP, RAIF) whose investments are held in Cyprus.

What official minimum amount, tier or threshold applies to each relevant option?

The minimum investment is EUR 300,000 in any of the qualifying categories; for real estate the market value must be at least EUR 300,000 (plus VAT if applicable) with payment receipts of at least EUR 300,000 excluding VAT. Separately, the applicant must prove a secure personal annual income of at least EUR 50,000, plus EUR 15,000 for the spouse and EUR 10,000 per dependent minor child. Government fees are separate: EUR 500 on application plus EUR 70 per person for the Alien Registration Certificate where needed.

How long must the investment be maintained and what continuing ownership, investment or physical-presence conditions are important?

The investment must be kept: disposing of it without immediate replacement by another of the same or greater value meeting the policy conditions leads to cancellation of the permit under Regulation 6. Annual evidence of maintaining the investment (and health insurance where no longer covered by GESY) is still required; annual proof of income has been abolished, and the applicant and adult family members must provide a clean criminal record certificate every three years. The permit ceases to be valid if the holder and dependants do not take up residence in Cyprus within one year of approval (when living abroad), or if they acquire permanent residence abroad or are absent from Cyprus for two years.

Which family members can be included where officially stated, and what broad residence/work rights result?

The permit covers the spouse and children under 18 as dependants. Each spouse may instead get a separate permit. Unmarried children aged 18-25 who are tertiary students abroad and financially dependent may apply separately, with an extra EUR 10,000 of annual parental income per child. Adult children who are not financially dependent can get permits only if the EUR 300,000 investment is multiplied by the number of adult children using it. The applicant and spouse must confirm they will not take employment in Cyprus, except as directors of the company they invested in. Cancellation of the investor's permit cancels the spouse's and children's permits.

What status is obtained, how is it renewed, what longer-term residence/citizenship direction is officially stated, and what happens to the investment when relevant?

The status is an Immigration Permit whose residence right is of unlimited validity for the holder and adult dependants; the residence card expires ten years after issue and must be replaced. Permits issued to minor dependants are valid until age 18. The official source does not state a citizenship or other longer-term direction for this permit.
